Charter Hall fund added to BT platforms

Charter Hall has announced its Direct PFA Fund has been added to BT Panorama and BT Wrap Platform, giving SMSF investors access to high quality office buildings across Australia.

Head of Charter Hall Direct Steven Bennett said the fund provides SMSF trustees and members and investors the opportunity to acquire an interest in high quality buildings in major markets leased to tenants on long leases.

“The formula translates into an attractive current distribution yield of 7 per cent, paid monthly with potential for capital growth,” Bennett said.

“These numbers compare very favourably to current interest rates available on cash at 1.5 per cent.”

The fund’s yield is based on forecast distribution of 7.25 cents per unit over the forecast period between 1 July 2017 to 30 June 2018 (annualised) and $1.03 unit price at 1 April.

The main features of the fund include monthly tax-advantaged distributions, an occupancy rate of 100 per cent, a high proportion of government tenants (72 per cent), and a weighted average lease expiry of 8.4 years.

The fund owns seven office buildings in capital cities across six states and is valued at $344 million.
